Google Search Live gets a Gemini 3.8 upgrade for voice and camera searches
Google rolled out Gemini 3.8 Live to Search Live on September 15, 2026, bringing more natural voice conversations, mid chat language switching across 97 languages, and real time camera understanding. The update also adds web links inside answers, which gives apartment websites a new way to be cited when a renter talks or points a camera instead of typing.
What happened
On September 15, 2026, Google announced that Search Live, the voice and video chat feature inside the Google app, now runs on a new model called Gemini 3.8 Live. Search Live has been around for about two years in audio and video forms and went global in March 2026, but the model powering the conversation is new.
Rajan Patel, VP of Engineering for Search, said the upgrade brings "more helpful responses, complete with web links to dive deeper," "fluid multilingual support (you can switch languages mid convo)," and "more natural, free flowing interactions." Coverage of the launch notes that Gemini 3.8 Live supports 97 languages and can switch between them automatically during a single conversation, and that it processes visual input in near real time so a user can point a camera at something and keep talking while the model answers. The same model is also rolling out to the Gemini API, Google AI Studio, Gemini Enterprise, Gemini Live, and Google Workspace.
One important detail from Search Engine Watch style coverage: a voice answer in Search Live does not show a standard search results page. The user gets a spoken response that may include some web links, not a traditional list of ten blue links or a Map Pack.
Why it matters for apartment marketers
Search Live is how a growing share of renters will "ask Google" in moments that matter for leasing. Think of a prospect walking past your sign, sitting in a car outside the building, standing in a model unit, or looking at a flyer at the leasing desk. With Gemini 3.8 Live, that renter can start a voice conversation, hold the phone up to the building or a brochure, ask questions in Spanish and switch to English mid sentence, and get a spoken answer back. That is a different surface than the search box on a laptop.
Two things are new and relevant. First, Google says web links are now part of these answers. That means your community website and your Google Business Profile content can be surfaced inside a voice reply, not just a classic result page. Second, mid conversation language switching is a real change for US apartment markets with large bilingual renter bases, because the model no longer requires the user to pick a language up front.
We should be honest about what is not clear yet. Google has not published numbers on how often Search Live cites outside sites, how it picks them, or how it handles local business results versus general web pages. The reporting we have is from Google's own announcement and from search industry writers, not from independent testing of apartment queries.
What to do this week
- Say your community name, address, neighborhood, and nearest cross streets in plain text on your home page and your floor plan pages, so a voice model has clean phrasing to read back. Avoid locking that information inside images or PDFs.
- Make sure your Google Business Profile is complete and current, including hours, phone, photos, amenities, and the primary category. Voice answers lean on structured local data, and your profile is the easiest source to verify.
- Add short, direct answers to the questions renters actually ask out loud, such as pet policy, deposit, income requirements, parking, and tour availability. Put them in a visible FAQ on the website, not only in a chatbot.
- Mirror key renter facing content in Spanish if your market has Spanish speaking prospects, since Search Live can switch languages mid chat and will pull from pages it can read in that language.
- Check your analytics for referrals from Google that show no query or an unusual user agent. Those are worth watching as a possible signal of AI driven voice traffic. Do not change attribution rules yet, just build a baseline.
What we do not know yet
We do not know how often Search Live will link to apartment websites versus answer in its own words, whether it will favor Google Business Profiles or third party listing sites, or how a renter can be tracked from a voice conversation to a tour request. Google has not shared data on citations, and the search press coverage so far is descriptive, not measured. Treat this as a direction to prepare for, not a confirmed traffic source.
